Infrastructure, costs, labor, and connectivity have been key to this dynamic.<\/p>\n<p>In addition, the logistics sector remains the main player in the activity in the industrial warehouse market, with 59% of the operations carried out in the area, and e-commerce activity (29%) is increasingly gaining ground in occupation, according to CBRE.<\/p>\n<p>The Metropolitan Area of \u200b\u200bMexico City has become the main recipient of foreign direct investment in the months elapsed in 2024, concentrating 46% of the total national participation, according to data from the Ministry of Economy.<\/p>\n<p>The United States is the country with the highest investment participation in Mexico, as it contributes 44% of the resources, followed by Germany (11%) and Japan (9%). For 2024, it is expected to exceed 1.4 million m2, according to CBRE.<\/p>\n<p>In addition, space availability rates also remain at record lows, but corridors such as Zumpango-AIFA (Felipe \u00c1ngeles International Airport) with their incorporation into the market and new large-format projects are expected to help increase supply.<\/p>\n<p>\u201cIn the current market cycle in the city, it will be important to see growth in the Metropolitan Zone and the new Zumpango-AIFA corridor in the coming months, as well as the northern area at the exit of the city to Quer\u00e9taro,\u201d the report reads.<\/p>\n<p>Construction of spaces<br \/>\nAs a result of all the activity, the start of new constructions has also been constant. During the third quarter of the year, more than 181,000 m2 were started in the corridors: Cuautitl\u00e1n, Tultitl\u00e1n, Vallejo and Iztacalco.<\/p>\n<p>In addition, it is estimated that more than 2.2 million m2 will begin construction starting next year, most of these projects belong to custom developments or Built to Suit (63%), the rest would be speculative projects.<\/p>\n<p>\u201cEven with the strong activity in construction, it is expected that the vacancy indicator will remain low due to the pre-leasing trend in the market.
